I started investing in real estate in
1999 I thought I knew what I was doing but didnt really
know where to start. I never managed to get any real estate
deals. I never had a mentor, never attended any classes and
never got advice from anyone who was making money in real
estate. In 2006 I was deployed to Iraq. I thought to myself
if God blesses me to get home safely I was going to take real
estate investing to the next level.
I spent 17 months away from home and that
gave me a lot of time to think. While I was in Iraq I searched
the Internet looking for real estate investor clubs in California.
I came across the REIC of Los Angeles. I wanted to call but
I thought it would be best to wait until I got home.
I returned home in September 2007. Two days
after returning home I called the REIC not by chance Phyllis
answered the phone. I told her that I just got home from Iraq
and that I was interested in joining her club. She invited
me to the monthly meeting. I attended the meeting and I was
really excited, that night I joined the club. I also joined
Phylliss mentorship program, which was one of best decisions
I made in my real estate investing career.
I was able to have someone evaluate my deals,
give me up to date information on the real estate market,
and help me determine a good vs. a bad deal. Phyllis even
offered to partner on deals with me. That was invaluable to
me as a student. I must admit my success in real estate came
for me once I came home from Iraq joined the REIC and participated

I entered a contract to purchase a short sale
in August 2008. I closed my purchase August 27th 2008. I immediately
put the property into escrow after closing my purchase. 2
weeks into my sale Fannie Mae and Freddie Mac went out of
business and the U.S. financial system literally seemed to
be disintegrating. I originally planned on making $71k low
end. Despite the sky actually falling in the middle of my
escrow I still came out with a profit just over $40k (after
deducting RE commissions and closing costs). I closed my sale
10/9/2008. The fear of my sale not closing was real but the
comfort of buying right and knowing that worst case I had
a rental that cashflowed positively was very re-assuring.
Since mid 2006 I've allocated significant personal resources
towards giving myself a well rounded RE education. I felt
it would be a good investment so that I'd be prepared to do
things right when we got to this inevitable point in our economy
(writing had been on the wall for a long time). This is my
second closed deal in the past 4.5 months. I am far from having
my business as systemized as I ultimately want it to be but
I'm confident that if I continue to prospect, close deals,
minimize my exposure to risk and educate myself I'll get to
where I want to go.
